Hardwood vs. LVP: Which Flooring Is Right for Your Austin Home?

February 22, 2026 9 min read

It's the most common question we get from Austin homeowners: should I go with hardwood or LVP? Here's an honest, no-BS comparison from a contractor who installs both every single day.

The Honest Answer: It Depends on Your Home and Lifestyle

We install both hardwood and luxury vinyl plank every single week across Austin, and we genuinely believe both are excellent choices. The right answer depends on your specific situation — your budget, your lifestyle, your home's layout, and how long you plan to stay. Anyone who tells you one is universally better than the other is either uninformed or trying to sell you something.

Here is the breakdown we give every Austin homeowner who asks, based on thousands of installations across Central Texas.

Cost Comparison: What Austin Homeowners Actually Pay

For a typical Austin home (1,500 to 2,500 square feet of flooring), here is what you can expect to pay for professional installation including materials, subfloor prep, and finishing:

Engineered hardwood runs between $8 and $14 per square foot installed, depending on the species, plank width, and finish. European white oak at 7-inch width with a matte finish — the most popular choice in Austin right now — typically falls in the $10 to $12 range.

Luxury vinyl plank runs between $5 and $9 per square foot installed. Premium LVP products from COREtec or Shaw Floorte with realistic wood-look textures and waterproof cores are in the $7 to $9 range. Budget LVP starts around $5 but we generally recommend spending more for a product that will look and perform better over time.

For a 2,000 square foot Austin home, that means hardwood will cost roughly $16,000 to $28,000 and LVP will cost roughly $10,000 to $18,000. The gap is significant but not as dramatic as many homeowners expect.

Durability and Water Resistance in Austin's Climate

Austin's climate presents unique challenges for flooring. Our hot summers, occasional humidity spikes, and the inevitable water events (burst pipes, AC condensation, kids and pets) all factor into the durability equation.

LVP wins the water resistance category decisively. Premium LVP is 100% waterproof — you can leave standing water on it for days without damage. This makes it the clear choice for Austin kitchens, bathrooms, laundry rooms, and any home with young children or large dogs.

Engineered hardwood is moisture-resistant but not waterproof. It handles normal humidity fluctuations well (much better than solid hardwood), but standing water will cause damage over time. For Austin living rooms, bedrooms, dining rooms, and home offices, engineered hardwood performs beautifully.

In terms of scratch and dent resistance, LVP generally outperforms hardwood. If you have large dogs with untrimmed nails or active children who drag furniture, LVP will maintain its appearance longer. However, hardwood can be refinished multiple times over its lifetime, while damaged LVP must be replaced.

Resale Value: What Austin Buyers Actually Want

This is where hardwood has a clear advantage. Real hardwood floors consistently add more value to Austin homes than LVP. According to local real estate agents we work with, hardwood flooring is one of the top three features Austin buyers look for, particularly in the $500,000-plus market.

In neighborhoods like West Lake Hills, Tarrytown, Barton Creek, and Rollingwood, hardwood floors are essentially expected. Listing a luxury Austin home with LVP in the main living areas can raise questions from buyers, even if the LVP is high-quality.

However, in Austin's more affordable neighborhoods and in rental properties, premium LVP is perfectly acceptable and often preferred by tenants who appreciate its durability and easy maintenance. For investment properties in Round Rock, Pflugerville, Manor, or Hutto, LVP delivers better ROI than hardwood.

The bottom line: if you are in a home you plan to sell within five years and it is valued above $500,000, hardwood is the smarter investment. If you are staying long-term or the home is under $500,000, choose whichever you prefer living with.

Installation: What to Expect in Your Austin Home

Both hardwood and LVP installation follow a similar process: remove existing flooring, prepare the subfloor, acclimate the new material, and install. However, there are important differences.

Hardwood installation typically takes 3 to 5 days for a full Austin home, including subfloor preparation and a 48-hour acclimation period. The acclimation step is critical in Austin's climate — skipping it can lead to gaps or buckling as the wood adjusts to your home's temperature and humidity.

LVP installation is faster, typically 1 to 3 days for a full home. LVP does not require the same acclimation period and the click-lock installation system is inherently quicker than nail-down or glue-down hardwood methods.

Both installations require furniture removal, which we handle as part of our service. We also include thorough cleanup and a final walkthrough to ensure every detail meets your expectations.

Our Recommendation for Austin Homeowners

After installing thousands of floors across Austin, here is our honest recommendation:

Choose engineered hardwood if you are in a home valued above $500,000, you want maximum resale value, you do not have major water exposure concerns in the installation area, and you appreciate the authentic look and feel of real wood.

Choose premium LVP if you have an active household with kids and pets, you need waterproof flooring for kitchens or bathrooms, you want a lower total project cost without sacrificing appearance, or you are flooring a rental or investment property.

Choose both if your budget allows. Many of our Austin clients install hardwood in their main living areas and LVP in kitchens, bathrooms, and mudrooms. This hybrid approach gives you the best of both worlds — the prestige of hardwood where it matters most and the practicality of LVP where water resistance is critical.

Whatever you choose, professional installation matters more than the material itself. A perfectly installed mid-range product will outperform and outlast a premium product that was poorly installed.
